Selling Property in the UAE

A clear asking price, complete ownership documents and agreed broker terms make the sales process easier to manage.

How do I list my property for sale in the UAE?

Start by confirming your ownership documents, mortgage position, tenancy status and any developer requirements. Compare recent transactions for similar properties, then agree an asking price and marketing plan with a licensed broker. Review the listing agreement, including its duration, commission and advertising permissions, before it goes live. The process and forms vary by emirate.

What fees does a property agent charge to sell a home?

Broker commission should be stated in the written brokerage agreement, including who pays it, when it becomes due and whether VAT applies. Do not assume a single rate applies to every UAE sale. Government registration, trustee, mortgage and developer charges are separate potential costs. In Dubai, broker remuneration rules can depend on the contract and successful registration of the sale.

How long does a property sale take in the current UAE market?

There is no dependable market-wide timetable for selling a particular home. Time to find a buyer depends on price, location, condition, demand and marketing. After an offer, financing, mortgage release, developer approval and document checks may affect transfer timing. Dubai Land Department publishes a short service time for the registration step itself, which is different from the full sale process.

Can I sell a property that has an outstanding mortgage?

A mortgaged property can be sold, but the lender’s settlement and release requirements must be addressed before or during transfer. Dubai Land Department provides a specific sale registration route for mortgaged property. Ask the lender for the current liability and release process, and make the payment sequence clear in the sale agreement so both buyer and seller understand how the loan is cleared.

What should a seller prepare before accepting an offer?

Prepare the title deed, identity documents, current tenancy details, mortgage information and records of service-charge payments. Check whether a developer no-objection certificate is required for transfer. Agree in writing what is included in the sale, the deposit arrangements, financing conditions and target transfer date. A broker or conveyancer can help identify additional requirements for the specific emirate and property.
