Renting Property in the UAE

Rental arrangements differ by emirate. Read the signed contract and check the local registration process for the property.

What is the standard rental contract term in the UAE?

Many residential leases are agreed for one year, but the actual term is the period written in the tenancy contract. Check the start and end dates, renewal terms, notice requirements, payment schedule and responsibility for utilities and maintenance. Rules and registration systems differ between emirates, so do not assume that a Dubai process applies to a home elsewhere in the UAE.

Can rent be negotiated in the UAE?

Yes. A prospective tenant and landlord can negotiate the rent, payment frequency and other commercial terms before signing, subject to applicable local rules. Compare similar homes and make any agreed concessions or included services explicit in the contract. For an existing Dubai tenancy, rent increases are subject to the applicable framework and rental index rather than a fresh negotiation alone.

What is Ejari, and is it mandatory?

Ejari is Dubai’s system for registering tenancy contracts. Dubai Land Department describes registration as mandatory for Dubai rental agreements and provides a service to register or renew a contract. Other emirates use different systems, such as Tawtheeq in Abu Dhabi. Confirm who will submit the registration, keep the certificate, and check that the registered terms match the signed lease.

What should I check before signing a rental contract?

Inspect the property and confirm the landlord or authorised representative, rent amount, payment dates, security deposit, maintenance responsibilities, notice periods and any restrictions on use. Ask for a written inventory and record the property’s condition at move-in. Check the local registration requirement and keep signed copies, payment evidence and all agreed changes together.

How are rent payments usually arranged?

The amount, due dates and payment method should be agreed in the tenancy contract. UAE government guidance notes that rent may be paid in one payment or in instalments, depending on the agreement. Confirm the recipient’s details and obtain receipts for every payment. Discuss what happens if a payment date is missed before signing, especially if post-dated cheques are used.
